Choosing a buy-to-let means letting your head lead your heart — it needs to appeal to a wide range of tastes, and the rental yield needs to stack up. Here are five things to look for.

Multi-unit properties

Houses in multiple occupation (HMOs) — let to three or more unrelated tenants — have been found to bring the highest rental return. They do need an HMO licence, which can be a long, complex process.

The right number of bedrooms

Outside HMOs, two-bedroom houses currently offer the best yield; for one-bed homes, flats tend to be more popular than houses.

The right interior

A modern kitchen and bathroom make a real difference. Tenants look for trendy homes with new trimmings and will pay for them, so revamping every few years pays off.

Outdoor space

A small, neat, easily maintained garden or veranda widens the appeal — a play space for young families, or somewhere to entertain for young professionals.

Easy to maintain

Modern, easy-to-maintain properties save money over time and command higher rent, so newer buildings with lower long-term costs are worth a look.
