From enquiry to keys

We view the property, agree terms, then take it on: compliance, furnishing, photography, resident matching and ongoing management. Most landlords hand over one set of keys and don't think about it again.

Resident FAQs

Mostly working professionals in their late 20s to mid-30s — people we'd be happy to live alongside ourselves.
We aim for an even mix of housemates wherever we can.
We house people from all over the world, though the majority are UK-based.
Yes — we're careful never to overcrowd a home.
Within reason, and with your housemates' approval — just let us know for safety and insurance reasons. Long-term guests aren't part of the deal.
Not currently — our occupancy rules don't allow for it.
Depending on your agreement type, it's protected either through a government-approved tenancy deposit scheme or held in a ring-fenced client account under Client Money Protection. You'll receive full written details before you move in.
No — it's held specifically to cover any damage.
No. Any deduction needs your written agreement, and any dispute goes to independent arbitration.
Rarely — we'd always rather not.
By monthly standing order from your bank account.
We charge a fixed weekly amount per resident covering all the main bills, agreed before you move in and held for the length of your tenancy.
Council tax, gas, electricity, TV licence, water, WiFi and a weekly cleaner — all at no extra cost.
A holding deposit equivalent to one week's rent, and, in the event of arrears, interest at 3% above the Bank of England base rate.
No — everyone in a house pays an equal share.
As standard, a bed, bedside table, wardrobe and drawers.
Generally a sofa, an armchair or two, a coffee table, a dining table and chairs, and a flat-screen TV.
Yes — cutlery, crockery, pots, pans, a kettle, toaster, microwave and the other essentials.
No, it's covered.
Once a week for co-living houses, covering communal areas, at no extra cost as long as it isn't abused.
Yes — every room gets a deep clean between residents.
Our property management team will talk you through your options; if you arrange your own clean, the room needs to be returned in the condition you found it, fair wear and tear aside.
Our dedicated property management team, who'll organise a contractor.
We give you emergency contractor numbers before you move in.
Wherever possible we arrange access ourselves, though occasionally we may ask you to be present.
Either an Assured Periodic Tenancy or a Licence Agreement, depending on the property.
