Letting a property rarely runs perfectly smoothly. Whether it's rent that never arrives on time, an unexpected repair bill or a tenant who keeps breaking the rules, the job comes with pressure points. Knowing where they tend to appear is half the battle — the golden rule of buy-to-let is to be prepared.

1. Tenant issues

Late payments, property damage, noise complaints and, at the extreme, eviction are among the most common sources of stress, and the ones landlords worry about most.

2. Maintenance and repairs

Keeping a property in good order and turning repair requests around quickly takes both time and money, and a major fault can arrive without warning.

3. Legal issues

Landlords have to stay on the right side of a growing body of rules covering tenancies, safety and eviction. Getting it wrong risks financial penalties as well as headaches.

4. Financial concerns

Mortgage payments, insurance, tax and upkeep all weigh on the numbers, and thin margins can make any surprise cost feel heavy.

5. Administrative tasks

Referencing tenants, collecting rent and tracking expenses are unglamorous but relentless, and they quietly add up.

6. Void periods

An empty property still costs money. A gap between tenancies is one of the quickest routes to financial strain, which is why re-letting speed matters so much.
