There are said to be over 168 laws and regulations governing the letting of a property, and keeping up with them is a headache. Here are four changes worth knowing about — and planning for.
Licensing for landlords
Proposals would require landlords to register themselves and their properties, or join a redress scheme, with licences renewed every five years. Schemes vary by property and occupancy, so check with your council.
Right to rent
You must check a tenant is legally allowed to live in the UK — even British passport holders. Since March 2020 these checks can be done online, keeping the process swift and helping you avoid hefty fines.
Carbon monoxide & smoke alarms
Proposed changes mean CO detectors in rooms with combustible appliances, and replacing old or faulty alarms. Worth doing now: it’s low-cost and protects tenants from fire and poisoning.
Energy-efficiency rules
As covered in our EPC piece, the planned move from a minimum ‘E’ to a ‘C’ rating aims to make homes greener and cut carbon emissions.
